Ninety-five one-acre homesites on the sagebrush hillside between Highway 89 and the Wasatch National Forest — held together by private roads, protected open space, and neighbors who like it wild.
Plans must be approved by the Architectural Control Committee before you apply to Garden City for a building permit — including additions, re-roofs and colour changes.
The CC&Rs state that no lot may be leased for a term of less than 30 days — which rules out nightly and short-term rentals.
Welcome, Owners
This site is maintained by the Shundahai HOA committee to share information and documents with property owners in the Eagle Feather at Shundahai Subdivision.
Eagle Feather was surveyed in April 2007 and recorded with Rich County that May: 95 homesites across roughly 122 acres in Sections 19 and 30, climbing east from Highway 89 to the boundary of the Wasatch National Forest. Lots run from about two-thirds of an acre to an acre and a half, most right around one acre, and nearly ten acres are set aside as open space.
Every road in the subdivision is private and maintained by the Association. The streets carry the names of the country they cross — Balsamorhiza for the arrowleaf balsamroot that turns the hillsides yellow in June, plus Eutaw, Boosway, Bullthrower, Catawampus, Crossed Arrows and Coyote Tracks.
The Plat of Record
Surveyed by JSH Surveying & Drafting; approved by the Garden City Planning Commission and the Bear River Health Department. The recorded plat sheets are in the Documents section.

Parcel geometry: Rich County / UGRC (SGID) · imagery © Esri. Lot numbers come from county parcel IDs and were cross-checked against the recorded plat sheets; parcels without a street address are the subdivision's open-space and common-area tracts. Boundaries are approximate and not survey-accurate — for anything that matters, use the recorded plat and a licensed survey.
Architectural Control Committee
Eagle Feather has real design standards, and the ARC reviews plans before Garden City will issue a permit. Here is what the recorded covenants and the current ARC packet require.
